Folsom Home Sales – January 2010
The sales pace for homes sold in Folsom continues into 2010, in part due to the continuing tax credits available to qualifying first time and repeat home buyers. The average PSF selling price increased 8% above December 2009, while the median price of listings slipped 3%. Positive signs continue in the comparison of actual selling price vs. original and adjusted selling price; sellers are pricing closer to market price. The average time on market (DOM) varies when comparing “Conventional” vs. “Bank REO” vs. “Short Sales”. Short Sales continue to have lengthy DOM, averaging 154 days, while Bank REO’s average just 37 days and convention sales increasing slightly to 70 days.
