Coldwell Banker Northern California Folsom Office

As your full-time Realtor advisor, I have three primary responsibilities …
… as your Consultant. I understand your needs by asking relevant, insightful questions; questions that the typical agent may never think to ask. That’s because what is really important to you, is also really important to me.
… as your Negotiator. I will skillfully articulate the strengths and weaknesses of the suggestions other agents propose for their client and provide you guidance and options that best serve your needs.
… as your Personal Manager. My commitment is to serve your needs and oversee every transactional nuance from negotiation through close of escrow.
Diverse Background = Valuable Experience
My relationship with Coldwell Banker dates back to 1981 supervising advertising for its offices in Orange County in southern California. In the years that followed, I held positions as advisor, consultant, analyst, strategist, negotiator and marketer for major national and international companies, including home developers (The Irvine Company & Kaufman & Broad), advertising agencies (Dentsu, J. Walter Thompson) and consumer-branded products (Nissan Motor Corp., Pioneer Electronics & NGK Spark Plugs).
My family and I relocated to Folsom from the Bay Area in 2002. After a short time assisting in the efforts to build sponsorhip for Public Television KVIE, I joined Coldwell Banker in Folsom in 2004.
Rewards, Awards and Affiliations
I take great gratification in exceeding my clients' needs, because stories of helping families and friends are the best reward of all.
Awards serve to recognize accomplishment. I have been blessed with my fair share. If accolades are important in choosing the most qualified Realtor to represent you, we can discuss those, if you wish.
As a Broker Associate with Coldwell Banker, my affiliations include: The National Association of Realtors, California Association of Realtors, Sacramento Association of Realtors and member to the Master's Club of the Sacramento Association of Realtors in 2005-06, 2008. I stay abreast of real estate best practices through association with national organizations dedicated to ongoing education, service and networking of real estate practitioners.
A few nice words from some very nice clients ...
The process of any real estate transaction is a bit like an airplane ride. Between the take off and the landing, there can be some turbulence. It is my job to be your pilot and to ensure you a pleasurable and successful transaction. I appreciate these warm comments from my clients, and even other Realtors.
"Bud is much more than a real estate agent. From our first meeting I asked him to be truthful with me even if I didn't agree with him, and he did. Bud is a man of integrity and a very nice person we are blessed to know. His marketing skills and experience make him an exceptional agent, and person. His ability to assess client needs puts him far into the lead over other Realtors. Within a week of knowing us, Bud helped with our garage sale, providing signs, emailing other agents and helped even make sales. He was a rock star of fun and humor."
Karen & John Kitchens, Briggs Ranch
"Bud, well I think I've finally overcome my hesitations and I cannot thank you enough for your patience and help over the past 18 months. Thank you so much for all your help both buying in Rocklin, and selling in Campus Commons! As stressful as buying and selling can be, this was as about as pleasant as can be in such a market."
Dr. Jeff DuBois, Rocklin
"Our names are Ed & Aneka Lilya. We recently sold our home in Briggs Ranch with the assistance of Bud Barnes. We are pleased to provide you some feedback about our experience. We were THRILLED. Even before we hired him, he made the effort to do everything he could to be prepared to hit the ground running if he got the listing. He took GORGEOUS photographs, assisted with staging and was organized and prepared every step of the way. He even provided suggestions to help us in our relocation to Austin, TX. His experience made him the perfect person for us to partner with in the unbelievably fast, smooth sale of our home."
Ed & Aneka Lilya, Folsom
"Hey Bud ... was a pleasure working with you. I like Realtors that go the extra mile for their clients. Says a lot about their work ethic."
