Folsom Home Sales – February 2010

We continue to see a shift in market segment activity with monthly recorded sales at 43 homes as of 3-3-10. As the market segments vary, it is important to isolate activity in each of the three home selling segments: convention, bank owned, and short sale/pre-foreclosure. The increase in the sale of ‘distressed’ properties will sustain the trend of reduced home values because appraised home values include actual selling prices across all segments.

Some notable points show that short sales and bank owned property are increasing as a percentage of home sold compared with earlier months. Bank owned sales accounted for 27% of sales, short sales were at 30% and conventional home sales comprised 42%. Looking at the numbers, short sales and bank owned properties offered smaller living space at 1,591 sf, while short sales were nearly 2,000 sf; conventional homes averaged 2,046 sf. 

Short sale home prices, expressed as cost per square foot continue to be above prices paid for bank owned properties. The average price of a short sale, at $181.89 psf, exceeded even the average of conventional homes at $180.34 psf. Bank owned properties sold at $168.59 psf. 

Days on market continue to less than 60 days for bank owned (57 days) and conventional sales (38 days). Short sales are lengthy transactions requiring in excess of 130 days as agent attempt to negotiate sales with lenders who, unfortunately, seem to forestall even the best of efforts.

Sales trends over the past three months indicate a slight uptick in selling prices while the average listing prices are about 14% below Feb. 2009. 

Favorable signs point to declining inventories, which showed 305 homes at the end of February vs. 337 the prior year and 364 homes in 2008.
